Frequently asked questions.

What does a house clearance cost?
That depends on the volume, the type of property and the access: a terraced house with a cellar and an attic is different work from a third-floor flat without a lift. Send us photos of every room and we will give you a price range: a lower and an upper limit. After the free home visit you receive one fixed price on paper, with no surprises afterwards. We cannot give a fair price based on a description alone.
Is the home visit really free and without obligation?
Yes. You pay nothing for the visit and are not committed to anything. Only when you approve the fixed price on paper do we schedule the clearance.
How soon can you start?
We usually schedule the home visit within a few days. Is there a hard date attached, such as a notice period, a deed or an admission date? Tell us straight away and we will plan towards it.
What happens to valuables, money, jewellery and documents that you find?
That is what our protocol is for, which we confirm in writing in advance: valuable items are set aside, recorded and handed to you in person; documents and photographs go into a separate box; when in doubt, we call you first.
What happens to the usable items?
We clear the entire contents. What is still usable, we take over; that is accounted for in the fixed price. The rest is disposed of properly through the recycling centre or a licensed waste processor. You do not have to take anything away yourself. Valuables are always set aside first, according to our protocol.
What does “handed over broom-clean” mean? And how is it different from a thorough final clean?
Broom-clean means: the home is completely empty, all rooms are swept and the last dirt is gone. That is included as standard with every clearance. A thorough final clean is a separate option that we discuss during the home visit: bathroom and kitchen cleaned, floors mopped and the windows cleaned on the inside.
Do you work discreetly? Is there a company name on the van?
Yes, our van shows our name, our phone number and our website. It does not say anywhere what we do. We also work in ordinary work clothes, leave nothing standing in the street for long and keep the neighbours in mind.
I do not live nearby, or I live abroad. Is that possible?
Yes, that happens often. The key can come through the notary or a neighbour, you receive photographs at the start and at the handover, and all agreements can be made by phone or on WhatsApp. You do not need to be there at any point.
Who can have a clearance carried out? And what if there are several heirs?
Usually the heirs give the instruction together, or one heir with the agreement of the others. If there are several heirs, make sure everyone is informed before we start. If you are unsure about your situation, ask your notary first.
What if I renounce the inheritance?
If you want to renounce an inheritance, it is better to leave the contents untouched: disposing of goods can be seen as accepting the inheritance. Discuss your situation with your notary first before you have anything cleared.
Do you also take difficult items? (fridge, piano, safe, paint, chemical waste, asbestos)
Heavy and difficult items such as a fridge, a piano or a safe: yes. Mention them at the home visit and we will bring the right equipment and people. We do not take paint, chemical waste, gas bottles or material containing asbestos; we do point you to the right channel.
Are you insured?
Yes, Herman Ontruimingen is insured for civil liability. You will find our KBO and VAT details at the bottom of every page and on our promise.
Do you buy valuable contents?
We take over the contents as part of the clearance. If you think certain pieces have considerable value, bring it up during the home visit: we will then make clear, written agreements about it in advance.
How long does a clearance take?
Most homes are empty and broom-clean in one to a few days. You hear the exact number of days together with the fixed price, after the home visit.
Which regions do you work in?
Only in West Flanders: the districts of Bruges, Ostend, Kortrijk, Roeselare, Tielt, Diksmuide, Ypres and Veurne, with all the municipalities in between. We do not work outside the province.
What do you do with my details?
We only use your details to handle your request. What we keep, for how long and which rights you have is explained in our privacy policy.
We deliberately keep questions about inheritances (such as the two questions about heirs and renouncing an inheritance) short and general: for your personal situation, your notary is the right adviser.
